Raleigh (Wake County) Real Estate Market June 2025.



The spring market continues into June, creating the strongest four months of contracts since spring 2022. (See Graph).

Showings are up, a little, but up.



Sale and sales prices are flat year over year. How flat? 2,620 detached single family existing homes sold in Q2 2024 and (as of 9am on 7/7/25) 2,620 detached single family existing homes sold in Q2 2025. Average sales price? $659,412 in Q2 2024 vs. $660,029 Q2 2025.



For June 2025 Wake county sales were 48 units to 1,627, average sales price was up $4,110 to $598,690.



The real estate market is so boring right now, great homes sell. A great home is priced and prepped properly. 397 of the homes that sold in June went under contract in one week. Roughly 24%. Of these homes sold for $10,000+ over list price, 26 of those were at least $50,000 over list.



The average existing home (non-new build) sold in June was on the market 27 days.



Inventory is at the highest level in five years at over 4,100 homes actively for sale.



What is exciting in real estate? The industry. The things consumers don't see is amazing right now, interested in that read my post coming in the next couple of days. Such great stuff for investors, consumers, agents happening.
